Furnishing student accommodation: beds, mattresses and fire safety

By the Flair Trade team · Last reviewed 30 October 2026

Short answer: Student rooms usually take a single or small double bed, a durable mattress with a protector, a desk, wardrobe and drawers. BS 7177 lists halls of residence as typical Medium Hazard premises, so mattresses there are normally specified with the Crib 5 test, subject to the fire risk assessment. Order early for the summer turnaround and quote a standard room pack you can repeat.

Key facts

  • Halls of residence: BS 7177 Medium Hazard (includes Crib 5) is typical.
  • Small double (120 x 190 cm) is a popular upgrade from a single.
  • High sleepers with desks save floor space.
  • Written quotes with quantities per room type and delivery dates.

Typical student room pack

  • Single (90 x 190 cm) or small double (120 x 190 cm) bed: see contract single beds.
  • Mattress and waterproof protector.
  • Desk and chair, wardrobe, chest of drawers: see bedroom furniture.
  • Pillows and duvet if supplied.

Space-saving options

In smaller rooms, a high sleeper with a desk underneath frees floor space, and an ottoman bed gives storage. Raised beds with a base 600 mm or more above the floor must meet BS EN 747.

Fire safety

BS 7177 lists halls of residence at universities and colleges as typical Medium Hazard premises. That means cigarette, match-equivalent and Crib 5 tests. Your fire risk assessment decides. Crib 5 and Source 5 fire-retardant options are available for contract use on request as a quote option. See BS 7177 and Crib 5. Private student lets in shared houses may also be HMOs: see HMO furnishing.

Planning the summer turnaround

  1. Count rooms by type and agree a standard pack.
  2. Send the schedule early and ask for a written quote with delivery dates.
  3. Phase delivery by block or floor.
  4. Use next working day delivery on in-stock lines for late replacements.
